Alliance Residential Company, one of the largest multifamily developers in the nation, has closed on 25.05 acres at 6700 River Road in Columbus, Georgia, for the development of Prose Columbus. Located in Georgia’s second largest city and fourth largest Metropolitan Statistical Area, the new 340-unit apartment community will welcome its first residents in fall 2023.   

As Columbus boasts a diverse and self-sufficient economy, the community will serve as an economic hub, providing residents with direct access to more than 80,000 jobs within a 15-mile radius, mostly concentrated in uptown Columbus. Among the nearby businesses are several well-known Fortune 500 companies, including Aflac Inc. (AFL) and Total System Services, Inc. (TSYS), both headquartered in Columbus.

Prose Columbus offers easy access to important commuter corridors, including JR Allen Parkway, which is located just a half mile to its south and serves as a major east-west artery that feeds directly into Interstate 185. The 25-acre site also fronts River Road which gives it access nearby to several popular outdoor and lake amenities, including Lake Oliver Marina and the North End Chattahoochee River Walk.  

The community will offer a mix of one- and two-bedroom apartment home options averaging 950 square feet. Planned by architect Dynamik Design, the garden style apartments will feature stainless steel appliances, ample storage, premium finishes, and dining-sized kitchen islands to offer flexible living spaces. The community will also feature a clubhouse, a resort style pool, co-working spaces, grilling stations, a fitness center, a spacious pet park and 24/7 package concierge.
